what exactly is the reason for their existence? I was down in palm springs a while back and they were everywhere. we don't really have them up here. are they where you lock up your old people? I saw some fairly attractive young ladies drive through the gates a bunch. maybe they are just visiting? or are they all just afraid of the darky? |

The origional purpose was to keep housing prices high. The first gated community complete with the first homeowners association was developed in Kansas City. Previous develoments had "undesirables" move in next door and cause people to move out and lower house prices. The first community required a certain size and value of home, and that no "blacks" could move in.

My wife owned a condo in a gated community while she attended UNLV, it was nice not to have to worry about just anyone cruising your neighborhood casing your property. At the same time, I didn't like having the NA telling us what we could and couldn't do w/ our property. We finally told them to take a flying leap, sold the condo, and bought a house from my Uncle in a regular neighborhood. But I did have a buddy of mine have his truck broken into while parked at my house over the weekend, so you have to decide what's my important to you. Freedom to do as you please w/ your property, or the extra security of a gated community. Personally, were saving to buy a piece of property were we can have both. |

Yup lots of rules too, such as no "trucks can be parked outside over night". It helped to try and minimize the looks of the "working class" living there. Keeps property value high, a status symbol, extra security, many times a country club/golf course with home owner perks and so on. I have several relatives that live in them, especially in Florida. I have no problem with them, don't like them then don't move there. |

| Yup 24/7. And yeah Association fees are usually pretty high for the nice places, more than a lot of peoples mortgage payments.

My Mom is a property manager for a very nice condo building. Association fees start at about $700 a month for about a 2000 sq ft condo.

| Yes there are security guards patroling all the time, plus you have to check in guest at the gate if you are not with them. most gated communities also have some type of country club or golf course that you belong to when you pay your dues (some require that you pay another fee to belong to the club). The best thing about a gated place is you can't have a busted car sitting next door on the drive or a boat on a trailer,most places have a lot you keep them (boats & such). Its not all bad living in a gated place.
