Living on the east cast for so long, basements are just assumed to be a part of the building process. It's much less complicated to have a hole 10' below grade on this side of the continent.

Yeah, the codes here are pretty stupid, but with the "chance" of seismic activity I guess it's better to be safe than sorry.

Massively thick plywood and such a tight spacing on the joists has gotta support a massive amount of weight.

I think my parents house has 3/4" osb on floor joists spaced 24" apart....it's been a lot of years though since they built it, I may be mistaken.

Family room. The I-joists are only 9.5" tall and span a 16' gap that's why they are 12" OC, the 1 1/8" was my idea. I have 4 rambunctious kids and will have hardwoods in that room so I figured what the heck. It only added a couple hundred dollars to the cost. I'm all about doing it right the first time.

I was surprised to see a glu-lam beam, when I saw the pocket in the wall I assumed a nice piece of steel was going to be set into the hole.

My dad pushed for a steel beam but the glulam works fine, plus I'm going to sand it down and finish it. It should be a nice display area for my collection of antique tools.

I could never use OSB. The thing with OSB is that "if" it ever gets wet, it swell up. When it dries, it stays swollen. With plywood, if it gets wet, it may swell some, but when it dries back out it will go back to its original form, or close to it.

I agree with never using OSB, hate it. I started this project in June and put the last shingle on in the fall just as the rain started. The entire structure never got a drop of water in it. The entire addition is sheeted in plywood.

It has the concrete stairway to the back yard plus another stairway to the main level.

I was lucky to get hooked up with some great framers. This is what I came home to the first day.

The last couple days were installing straps, small stuff inside and sheeting the roof. They framed the whole thing in 6 working days. Looks like it's time for me to roof....

What is your design reasoning behind relatively few and small windows with some placed high on the walls?

Hah! You noticed that. The large blank wall in the front is going to be my big screen TV and the smallish high windows are where the Pingpong (and possibly pool) tables will be. Just didn't need the neighbors looking down into the house. The large windows in the front of the addition face west and will allow plenty of light in.

What did you end up doing with the temporary floor supports of the existing structure? Maybe I missed but how much above grade sq footage are you adding?

Once I frame in between the existing house and new foundation I jacked the house up a bit and removed the beams and posts. I reused them when I framed the basement for posts and headers. The main level (family and laundry room) and upstairs bedroom are 910 sq ft. The basement woodworking and RC shops are 635 sq ft, but it's unheated so it's not included in the square footage of the house. The bedroom we're adding is 14x17' so it's big enough for my two youngest boys to share for now.

What are you doing for a ceiling in the basement? Is your house heated via forced air? Would be pretty simple to duct over using a false ceiling and add ducts that way

It's just insulated R30 with 1/2" drywall. I could easily cut into the ductwork that runs through a soffet in the basement, but really, it stays a pretty consistent 55-60 degrees down there and that's a perfect temp for me to work.

It's about a mile from the river up to the top of the hill (that I live on the side of) and I live half way between them. It's probably a 200-300 ft drop to the river from the top. I get a lot of surface water but there's really no "water table" to speak of. I plan to slope the yard around my house and will have lots of concrete patios and walkways to drain water away from my basement. Don't want any water in a woodworking shop.....

Man I wish. My area of South Florida has a water table about 9 feet deep, it makes basements a no go.
