Selling our house

yea thats actually a really great size, are any of the yards fenced?

The back yard has a 6 foot privacy along the rear and both of my neighbors have fences. All one would need to do is install about 10 foot of fence per side to complete fence in the back yard.
 
yeah fully fenced yards are always nice, keep that in mind, but give it some time u wouldnt change the price, its just not a sellers market, and make sure you realtor has lots of advertising and does as many showings as possible its a pain but worth it
 
Today my wife and I made the decision on changing real estate agents. Our house has been for sale for 90+ days, had 25+ showing, and 3 open houses...no offers. After talking with a couple other agents and explaining showings and other stuff, they were floored that it has not sold yet.

I think you made a good move switching agents. For years there was easy money to be made being a real estate agent and a lot of real duds jumped aboard to make some money.

Make sure your new agent offers staging as part of their service. Your house looks clean but there are definately some finishing touches that you would have never thought of that a good stager will do.
 
good luck its hard selling houses right now, i wish i could have found a deal like that though around here in southern oregon. i picked up a bank repo, that was destroyed, half fixed it up. and still paid 140,000. and its only 1300 with garage closed in to make a shop.

like others have said, either see if your new agent will stage it. or hire someone to stage it. it makes a huge difference to have a professional do it.
 
Well, we just got done with the agent and I was a little shocked at what he said. This is the nitty gritty of the meeting...

He said to get our house sold right away...$175,000.00 listing price :shock:

His suggestion for a reasonable price to list at...$183,000.00

He also showed us where our previous agent was missing key selling points on our house and how his team's approach would serve better to get the house sold. He also noted that the amount of showings we have had should have generated a sale or at least and offer.

What I do not get is this. If we are getting people in on showings, why would we need to drop the price so drastically to get an offer? I do not see needing to drop the price $20,000.00 to get it sold quick or see needing to drop it $12,000.00 to be reasonable. I was thinking of dropping the price just under $190,000.00 but to go all the way down to $183,000.00 seems ridiculous:x

If it was that over priced, we would not be getting the showings we have gotten. No one around here is getting 1 to 3 showings a week so our price is close to being on the mark, not 6 to 12% over. I think getting the "9" out of the 5th column is what is needed. I am going to list at $189,000.00 or so and I bet it will go.

I'm surprised that you have not received a single low ball offer. After so many days on the market there will be an expectation to reduce the price. The agents track DOM and advise their buyers accordingly. Your previous agent should also be tracking what people that have looked at the house are doing. They do this by being in touch with the network of brokers. Did someone look at your house and choose a different property to make an offer on? If so why? A good agent will keep up on this.

Well, it's good to hear that you've switched agents. If the person isn't getting the job done, then they need to be kicked to the curb.

However, it sounds like this new guy wants a quick sale....which is in his best interests, but NOT in yours. Remember, they get 3% of the sale price.....so, it is best to sell more houses than try to quibble over a few thousand dollars and leave it sitting for a while.

Tell him what you want and make him do it.....or send him packing.

Also, remember that their fee is negotiable. Tell him that if he wants you to drop it that amount, then you'll need him to drop his fee by a percentage point or so. EVERYTHING is negotiable. You paying 5% instead of 6% (3% for each agent), is a several thousand dollar difference....

Trying to sell at 5% or even 6% you will get agents passing your house over for showings. 7% is where we are at so as to sweeten the pot for the buyer's agent. If they get another $800.00 for selling our house at 7%, they will try pushing the buyer.

Yeah, I was saying for you to negotiate YOUR agent's fee.....not the buyer's agent.
 
Oh damn.....well that sucks....nix that idea. I've bought and sold several houses and always negotiated the fee of my agent.
