Well, we just got done with the agent and I was a little shocked at what he said. This is the nitty gritty of the meeting...
He said to get our house sold right away...$175,000.00 listing price :shock:
His suggestion for a reasonable price to list at...$183,000.00
He also showed us where our previous agent was missing key selling points on our house and how his team's approach would serve better to get the house sold. He also noted that the amount of showings we have had should have generated a sale or at least and offer.
What I do not get is this. If we are getting people in on showings, why would we need to drop the price so drastically to get an offer? I do not see needing to drop the price $20,000.00 to get it sold quick or see needing to drop it $12,000.00 to be reasonable. I was thinking of dropping the price just under $190,000.00 but to go all the way down to $183,000.00 seems ridiculous:x
